Rental Policies
We thank you for selecting Arrived for your vacation rental. We hope you enjoy searching and booking a vacation home with our easy-to-use website. Please read our Terms & Conditions carefully.
By renting our home, you are agreeing to the following:
- CHECK-IN and CHECKOUT TIMES – Check-in time is 4:00 p.m. and checkout is by 11:00 a.m. local time. No early check-ins or late check-outs, please.
- NON SMOKING – All homes are non-smoking. Smoking is not permitted anywhere on the rental property, including patios, lanais, or shared areas (pool, BBQ, tennis court, etc.). No smoking of any kind is allowed, including vapor and/or e‑cigarettes. A $500.00 fine will be assessed for any violation and charged to the credit card on file. Any guest smoking in a rental property will subject the entire group to expedited eviction with no refund. Additional damages (burns, deodorizing, additional housekeeping, etc.) will be charged to the card on file or withheld from the security deposit.
- PETS – Pets are allowed in designated Pet Friendly Homes only. Prior approval and a $15/night/pet fee are required. Pets are not allowed on furniture or bedding at any time and must not be left alone unless crated. Please clean up all pet refuse or a $50/hour (one-hour minimum) fee will be charged. Pet damage is not covered by an accidental damage waiver or damage insurance and will be billed to the guest.
- RESERVATION and PAYMENT – An advance payment equal to 50% of the rental rate is required at the time of reservation and will be applied toward rent (not a damage deposit). The remaining 50% balance is due 30 days before arrival and will be charged to the card on file unless you provide an alternate card prior to the due date.
- RATE CHANGES – Rates are subject to change without notice until the reservation deposit is received and the reservation is confirmed.
- INCLUSIVE FEES – Rates include a one-time cleaning fee (varies by home), applicable taxes, booking fee, and accidental damage waiver.
- FALSIFIED RESERVATIONS – Any reservation obtained under false pretenses is subject to forfeiture of payments and the party will not be permitted to check in.
- CANCELLATIONS – Cancellations for any reason are allowed up to 30 days prior to arrival with a full refund. Date modifications are allowed for any reason up to 30 days prior to arrival. Note: Airbnb reservations follow the Airbnb cancellation policy as displayed on your Airbnb booking.
- LICENSE TO OCCUPY / GUEST CONDUCT – Guests must act in a proper manner and refrain from behavior that may disturb others or neighbors. Intoxication, disorderly conduct, excessive noise, large parties, threats, occupancy beyond the reservation, intentional property damage, or other violations of law constitute a breach of the rental agreement and will result in removal without refund. Guests are responsible for all costs of repair and cleanup.
- DAMAGE WAIVER – If purchased, the Damage Waiver covers up to USD $1,500.00 of accidental damages to the unit caused by you or your guests, provided damages are disclosed prior to checkout. Failure to disclose will result in charges to the card on file. Damages exceeding $1,500.00 or caused by intentional or grossly negligent acts will be charged in full to the card on file. If the waiver is not purchased, a $1,500.00 refundable damage deposit is required upon reserving.
- MAXIMUM OCCUPANCY – Occupancy is limited to the legal maximum for each home, per federal and state standards and local regulations.
- NO DAILY MAID SERVICE – Linens, bath towels, and hot tub/pool towels are provided. Daily maid service is not included.
- PARKING – Park only in designated areas. Illegally parked vehicles are subject to towing at the owner’s expense.
- HOT TUBS and POOLS – No children under 12 are legally permitted in hot tubs at any time. Use hot tubs and pools at your own risk. Hot tubs are serviced between guests; if a dump is required after your stay, a $200 fee applies. Covers are for insulation only—do not stand on them. If a hot tub is inoperable during your stay, a refund of $20/night will be issued for affected nights.
- BIKES – Some homes include bikes for guest use at your own risk. No warranties are made regarding bike safety or condition. Please bring your own helmet.
- RESPONSIBILITY – Each home is privately owned. Owners and managers are not responsible for accidents, injuries, illness, or loss of personal belongings. By accepting this reservation, all guests assume the risk of harm arising from use of the premises by themselves or their invitees.
- ATTORNEYS’ FEES – In any legal action to enforce or relating to the rental home, the homeowner or agent is entitled to reimbursement of all costs, including reasonable attorneys’ fees, classified and billed as added rent, regardless of outcome.
- TRAVEL INSURANCE – Red Sky Travel Insurance is available with your reservation. Vacation Rental Insurance can reimburse pre-paid, non-refundable expenses due to certain unforeseeable circumstances. We strongly recommend you purchase this valuable protection.
- WRITTEN EXCEPTIONS – Any exceptions to these policies must be approved in writing in advance.
